Maple Hill Community Association is a nonprofit corporation comprised of an elected Board of Directors and share holders (all Maple Hill homeowners). We are governed by a set of Covenants, Bylaws, and Rules and Regulations. Each homeowner is provided a copy during the process of purchasing a home in Maple Hill. Trash is picked up curbside, twice weekly, on Tuesdays and Fridays. Certain larger items such as sofas or mattresses may be put out for a Friday pickup for free by calling the trash hauler and making arrangements. Bulk items, old appliances, etc., require special arrangements. Contact the PhoneMate for details. Please do not put trash out prior to 6:00 PM the evening before a collection day and be sure all trash is in double-ply bags or trash cans. Please bring cans & recycle bins in by end of the day of trash collection or no later than 10AM the day after trash collection.
Maple Hill also provides weekly recyclable material pickup each Tuesday. Recycle bins are provided by the contractor and, like the trash, should not be put out prior to 6:00 PM on the evening prior to pickup. Please remove the cans from curbside by the end of the collection day. Materials collected for recycling include newspapers, aluminum, glass and plastics.
Maple Hill provides snow removal for all parking areas. On a snowy day, see News & Notices or contact the PhoneMate for estimated time of plowing and special instructions. Perkiomen Township is responsible for removing the snow from Lexington, Concord and Salem Roads. Residents are responsible for clearing snow from their own walkways and steps.
The pool is open seven days a week, weather permitting, from mid-June through Labor Day. The hours are 1:00 PM (noon from Aug 1 - Labor Day) - 8:00 PM. To use the pool, homeowners must be up to date on all assessment payments and or all other financial obligations such as late fees, legal expenses, and fines if applicable. Payments must be received no later than the first of each month in order to maintain pool use privileges. Payments received after the first will be credited for the purpose of pool use upon receipt at the post office box and processing by our bookkeeper.

The monthly assessment, payable to Maple Hill Community Association, Inc. is due by first day of every month and should be sent to PO Box 295, Schwenksville, PA 19473. The monthly assessment includes trash and snow removal, maintenance of all public grounds, use of the pool and support of all administrative functions. Payment of assessments is the responsibility of the homeowner. This means that if you rent your unit, you are still responsible, as the owner, for payment of the assessment. Payments are due on or before the first of each month. A $25.00 late charge is added to payments postmarked after the 10th of each month. The Maple Hill Community Association budget is available for review by any Maple Hill homeowner upon request.
Maple Hill provides for the lawn and tree care of all common areas including the front lawn of each home. Residents are required to provide for the care of the lawns in the rear of their home up to the residents' property line
The Bylaws provide for one reserved numbered spot for each home. Additional spaces in Maple Hill parking lots are not reserved and may be used for a second car and for guests. Street parking is also available where permitted by Perkiomen Township. All cars on Maple Hill lots must have current registration and inspection.
Residents and their guests are urged to drive and park with care in the Maple Hill Community.
Our governing documents provide for a procedure to assure that all modifications made to the exterior of a Maple Hill home conforms to applicable codes, community standards as established in our governing documents. All requests for exterior modifications must be made in writing with sketches and material samples as required. The Design Review Committee (comprised of residents) meets once a month to consider all written requests. Homeowners will be notified in writing as to the decision of the committee. The Board provides oversight of the Design Review process and, although most requests are approved, the Board may become involved if a request is made that is particularly unique in nature or through the appeals process.
